What a Permia study
is and is not.

You give Permia an address. Permia returns a feasibility-grade study: the buildable envelope, a programme that fits it, yield, parking, and — where a complete cost set exists for that programme — a cost band.

Permia is software. It is not an architect, an engineer, a surveyor, an appraiser, a broker, an attorney, or an accountant, and using it does not create any of those relationships.

Every figure a study produces is accurate to ±15–25%. That band is not decoration and it is not a disclaimer we hope you skip. It is the honest resolution of a study run before anyone has drawn anything or walked the site.

Treat the range as the answer, not the midpoint. A study is built to help you decide whether to keep going — it is not built to bid, to finance against, or to build from.

Where a programme has no verified cost set, Permia withholds the money and returns geometry and yield only. It will not invent a number to fill the gap.

Before you act on a study — before you buy, offer, finance, commit capital, or instruct a design team — you are responsible for confirming, with qualified professionals and the authorities having jurisdiction:

• parcel boundaries, area, easements, title, and utility conditions;
• zoning, setbacks, height, parking, overlays, and the entitlement path;
• construction cost, with a contractor or estimator in your market;
• market assumptions, including any sale price or rent.

A Permia study is an input to that work. It is not a substitute for it.

Nothing Permia produces is investment, tax, legal, or financial advice, a loan commitment, an offer, or a valuation. Where a study shows a return figure, it depends on assumptions you supply or that are stated on the study, and those assumptions are not predictions.

You agree to use Permia for property you have a legitimate interest in, to give accurate inputs, and not to scrape, resell, or redistribute studies as your own product. You keep the study you receive and may share it within your own project team.

Current prices are on the pricing page. The first study is free and takes no card. Prices may change; a change does not apply to a study you have already paid for.

Permia is offered as it is. We do not promise uninterrupted availability, and some programmes deliberately return less than others — see the "what prices today" panel on the pricing page for exactly which return a cost band and which do not.

To the fullest extent the law allows, Permia is not liable for losses arising from decisions made on a study, including lost profit, a deal that did not pencil, or costs that came in outside the stated band. The stated band and the verification duties above are the terms on which the study is given.

Nothing here limits liability that cannot lawfully be limited.
